Where Is Sulafa Tower Located?

It is located in Dubai Marina, near Al Marsa Street and the west side of the Dubai Marina. Its location means residents are in the larger network of waterfront promenades, residential towers, hotels, restaurants, and leisure destinations that characterize the area.

The Dubai Marina is a big mixed-use residential and leisure area with tall buildings, pedestrian walkways, and walks by the water. Dubai is known for its skyscrapers, watersports, and family-friendly activities, all of which make it a popular tourist destination.

The connectivity of one of the places is one of its best pros. Dubai Tram connects Mina Seyahi, Marina Towers, Dubai Marina, Dubai Marina Mall, and Jumeirah Beach Residence, and also provides links to Dubai Metro. Both the tram stations and Metro interchange points are currently included in the RTA’s station map.

Building History and Development

Construction started in 2006 and was completed in 2010. According to the Skyscraper Center, Al Sayyah & Sons Investment Co. LLC is the owner/developer of the project, while National Engineering Bureau is the architect on the project and TAV Construction is the main contractor on the project.

The project is also featured in National Properties’ Dubai listings, and it says it is a subsidiary of National Bonds Corporation.

The original development was sold during the Dubai Marina’s big expansion. An article in The Gulf News in 2007 described the project as a 285m, 77-storey construction then underway, close to Marina Walk. The numbers were contemporary development-stage descriptions, not the numbers used by the building databases today.

This is because the older articles will show different figures for height and storeys. According to the Skyscraper Center, the building has 288 metres and 76 floors, and was completed in 2010.

Apartments and Floor Plans

Apartments and Floor Plans

The residential stock consists of 1-, 2- and 3-bedroom apartments, and for larger stock, property sources are also included. A project database that connects to the DLD records 702 residential units, including 402 one-bedroom, 193 two-bedroom, 96 three-bedroom, and 11 five-bedroom units.

It is better than relying on descriptions of the building in general, as that registered mix demonstrates the reality of the residential inventory’s classification within project data.

The most common apartment amenities listed in the homes available now are:

  • Balconies and built-in wardrobes.
  • Central air conditioning
  • Covered parking
  • Having an open or fitted kitchen will depend on the type of unit.
  • Two-bedroom units and larger, which offer significantly more living space inside the unit.

Apartments are available in a wide range of sizes and quality. For instance, the apartments listed as being 1 bedroom are not all identical in size, views, furnishings, renovation, etc, so those who are buying or renting should take into account the specification of each apartment.

View, floor level, balcony type, and internal design are some of the features that can significantly impact the way a unit can be used,d and its value will be especially important here, so it’s important to include these factors in the floor plans.

Amenities and Facilities

Amenities and Facilities

The building’s facilities are not designed for hotel use but for normal residential use. Swimming pool, gym, sauna, steam room, jacuzzi, security, ty and parking facilities are always mentioned in the current property sources.

Multiple sources report the presence of a children’s play area, and high-speed passenger lifts and a goods lift are reported as the building’s service infrastructure. According to Bayut, there are eight passenger elevators and one cargo elevator.

The following are the facilities listed in the building:

  • Swimming pool and health-club facilities.
  • Fitness equipment and gym.
  • Sauna, steam room, and jacuzzi
  • Children’s play area
  • Covered parking
  • Security and CCTV
  • Concierge and/or reception services.
  • High-speed elevators
  • Space related to business or event.

Operational conditions can vary, especially in the case of shared facilities and the management of buildings. So, prospective purchasers must check out the facilities when they are actually on the property, and not just by an old listing.

Views: Marina, Sea and City Outlooks

The significant feature of the property is its location in a built-up waterfront environment. Marina, sea, golf-course, and city views are listed in apartments depending on their orientation and elevation.

But the “marina view” on a listing is not necessarily an uninterrupted view of the marina. What an occupant sees can be affected by surrounding towers, floor height, direction of the balcony, or changes in the surrounding skyline in the future.

Therefore, it is important to test the quality of the view from the particular apartment and not from the building name.

Getting Around From the Building

The strength of the location is public transport.

Mina Seyahi, Media City, Palm Jumeirah, Marina Towers, Dubai Marina and JBR stations are on the Dubai Tram route. The RTA states that the tram network is connected with the Metro network and extends beyond Dubai Marina.

The tram is especially helpful to waterfront and JBR corridor residents who need to get around the district. The current timetable from RTA also offers different running data for Metro and Tram services.

Marine transport is also available in Dubai Marina. The water-taxi and ferry services are run by RTA, and Dubai Marina Walk is a pedestrian area on the waterfront that offers dining and entertainment facilities.

The tower’s position also provides better connectivity for those traveling by car, although the time to other areas of Dubai will vary depending on traffic and time of day. Drive-time claims in property listings should thus be regarded as indicative and not guaranteed.

What Is Near Sulafa Tower?

There is a good balance of leisure, retail and transport in the surrounding area.

One of the best-known local places is Dubai Marina Walk, which is a waterfront promenade with restaurants and walking streets. Dubai has been singled out as a noteworthy destination for eating, shopping and socializing near the marina by Visit Dubai.

The surrounding area also offers great access to Jumeirah Beach Residence, Marina Beach, Dubai Marina Mall, Palm Jumeirah, Dubai Media City and Emirates Golf Club. Common sources of properties point towards these targets as being local; however, the time required to reach the targets depends on the route and traffic.

The big plus for residents isn’t just a close location to one landmark. The density of daily amenities and recreation facilities in the larger Dubai Marina-JBR region.

Buying an Apartment: What Should You Check?

A buyer should take a look at the property more than the asking price. This is a finished tower, so the physical state of the particular apartment and the ongoing management of the building are more important.

Before you make a decision, consider the following:

  1. Check the ownership of the DLD and transaction data: Ensure the data from Dubai Land Department matches the property’s details and ownership position.
  2. Service charges: Check the charges that have been approved in the service for the given unit, not an old portal figure.
  3. Building condition: Walk through common areas, lifts, corridors, parking, cooling systems, and shared areas.
  4. Confirm the actual view, amount of sunlight received, privacy,y and any noise from traffic or construction.
  5. Unit history: Ask for information about renovations, maintenance, and any outstanding obligations.
  6. Rental potential: Not only Dubai Marina averages but rather current rentals for similar units in the same building.

The following third-party property data is merely current and may be subject to change between reports and periods. According to one property site, the rate for 2026 is AED 14.66 per sqft, whereas another site states that the rate is AED 16.28 per sqft. I’m unable to confirm one universal current rate without taking a look at the official Mollak/DLD record for the unit and the applicable budget.

This is a great illustration of one of the reasons why property buyers need to check the property’s official records for all recurring expenses before estimating the property investment returns.

Is Sulafa Tower Good for Renting?

Is Sulafa Tower Good for Renting?

The primary pluses for tenants include location, choice of apartment, and the transport and lifestyle infrastructure of Dubai Marina.

One-bedroom apartments are offered for rent at various rates as per size, furnishings, floor, and condition, according to current listings. For instance, for 1-bedroom units, recent Property Finder listings range from 60,000 to 80,000 AED/annum for individual listings, and this is not a reliable average for the building.

This also goes for bigger apartments. The difference in rent that can be expected according to unit type and specification is illustrated by a three-bedroom unit that was recently listed for AED 175,000 per annum.

Apartments are, therefore, best compared with others with comparable:

  • The number of rooms and space in a room.
  • Floor level
  • Furnishing condition
  • The view and balcony arrangement.
  • Parking allocation
  • Renovation quality
  • The conditions of the lease and how it is paid for.

Is Sulafa Tower Suitable for Families?

For families with a preference for location on the waterfront and the use of shared waterfront and residential facilities, it may be a practical option.

Larger apartment layouts, parking, a swimming pool and children’s facilities at the building, and restaurants, retail, walking spaces and public transport at Dubai Marina.

The focus is on the apartment, not the building. Families should review the specific floor plan, storage, bedroom sizes, elevator noise, and distance to the elevator/external areas before signing a lease or buying.

What Makes the Property Different From Newer Dubai Towers?

Age should be taken into account and is a factor to differentiate.

The tower was built in 2010 and is not a new development. That is, buyers can review an existing building, an actual apartment and actual common facilities instead of the promises of a future project by the developers.

However, a purchaser should not expect that an older building will have lower operating or maintenance costs. Due diligence should include service charges, maintenance history, cooling arrangements, lift condition, a nd refurbishment work.

This is especially true between a new property in Dubai and a bricks-and-mortar establishment in Dubai Marina.

Conclusion

The building combines the convenience of waterfront living, transport connectivity, variety in apartments, and access to Marina Walk and JBR, making it a good choice for buyers and tenants in the city’s established Dubai Marina residential properties. Its well-established facilities provide additional convenience, though potential buyers are advised to view the individual apartment, the current charges for services, the apartment’s maintenance, parking options, views, and overall condition before making a decision. Instead of only looking at the building’s height or the reputation, to make an informed choice between a property and another, it is best to look at the total occupancy cost, apartment specifications and building condition, and comparative properties that have recently been sold.
